Project Scope

The commercial relocation project involved moving LetterOne from Devonshire House (1 One Mayfair Place, London W1J 8AJ) to 20 Grafton Street, London W1S 4DZ (Basement, Ground, 1st, 2nd, 3rd, 4th, and 5th floors). Initially planned as a direct move, the scope evolved due to delays at the new site, requiring a phased relocation via managed storage and temporary office space. The existing lease at Devonshire House ended on 12 January 2025, with staff operational at the new office by 5 March 2025. Services included project management, furniture and IT audits, packing, storage, and post-move support, with cost scenarios provided for furniture reuse or replacement.

Approach Used by Ede's

Ede's adopted a proactive and flexible approach, guiding LetterOne’s inexperienced project team through pre-planning, execution, and post-move phases. Initial meetings in March and April 2024 established requirements, followed by site surveys and budget options in May 2024. Appointed in August 2024, Ede's managed evolving scopes, coordinated with multiple stakeholders (e.g., fit-out contractors, furniture companies), and provided detailed logistics planning, including parking suspensions and RAMS documentation. They facilitated furniture resale and donations, adjusted timelines for phased moves, and worked around other contractors during Phase Two to meet tight deadlines.

Project Outcome

The relocation was completed on time and within budget, with LetterOne fully operational at 20 Grafton Street by 5 March 2025. Phase One (November 2024–January 2025) cleared Devonshire House and moved items to storage, while Phase Two (February–March 2025) delivered and installed items at the new site amidst concurrent fit-out works. Challenges like scope changes, tight schedules, and on-site coordination were overcome through flexibility and collaboration. Post-move support ensured a smooth transition, with excess items managed via storage or disposal, achieving total client satisfaction.
